"Zestimate" Value or TRUE VALUE!?
Zillow is the #1 real estate website based on number of online visitors. Unfortunately, their “Zestimate” value is NOT always accurate. Per Zillow their estimate “it is a starting point in determining a home's value. The Zestimate is calculated from public and user-submitted data, taking into account special features, location, and market conditions.” Let’s be real… a starting point is WAY OFF from that new $20,000 kitchen renovation you just completed last month or the fact that you’re plumbing is still polybutylene piping from the early 80’s.
It’s great to use Zillow as a potential ROUGH estimate when you’re contemplating selling, but let the agents do the hard work for you. The Todd Schroth Real Estate Team will put together a CUSTOM market analysis with recent sold comparables that are most likely not going to be found on Zillow. It takes Zillow some time to syndicate true information resulting in a poor Zestimate. Todd Schroth and his team will complete extensive market research to determine the actual market value of your home. The difference between Zillows number and our number may actually surprise you.
Take Spencer Rascoff’s home sale as an example. Rascoff, CEO of Zillow, sold his home in 2016 for $1.05 million, 40% LESS than his very own Zestimate of $1.6 million shown on Zillow. Zillow has a disclaimer on their website where you can see exactly how unreliable their values are. Allow one of our FULL TIME REALTORS to get you the true value of your home and get it sold quickly.
We recently closed a property for $244,000 and Zillow estimated a difference of over $15,000. If you’re using Zillows value, you could be missing out on more money!
On the opposite end of the spectrum, Zillow estimated $57,000 OVER market value on this home we closed earlier this year.
If you’re thinking about the possibility of selling – all we’re saying is CONTACT US FOR A TRUE MARKET VALUE OF YOUR HOME. Our goal is to sell your home for the most money in the shortest amount of time.
