 #2: DECLUTTER FOR BEST PHOTOS.

We actually have a team of Staging Consults IN HOUSE. Our Certified Staging Consults can guide you in the right direction of maximizing your space. Your personal space is personal, we get that. But to feature your home in the best possible state it would be SO very beneficial to de-clutter and remove some of your overflow belongings. More so than ever the buyer for your home will first see your house online via our professional photography, so we want to give them the best first impression. Your home will show and feel so much more spacious after your cleaning binge!

#3: IS IT BROKE?

The kitchen cabinet that won't close all the way, the laundry room shelf that needs another bolt or has the foyer light bulb been on the "honey do-list" for the last few months? It's better to get a handle on all these small things now before going on the market. We want potential buyers to walk through your home and not see the tiniest of flaws, especially if the cost to fix these items are so minimal why not take care of it now? Plus, when your home goes under contract (because we make that happen for you!), we like to be a step ahead on the suggestions from the inspector on repairs.

#4: CURB APPEAL.

When people see the FOR SALE sign in your front yard, we want to make their car to come to a stop. The smallest improvements to your curb appeal will go a long way. Add some flowers to your front steps, clear the gutters and get a new Welcome mat. A fresh exterior will show positive upkeep and reflect the interior maintenance as well.

#5: PAY ATTENTION TO SMELLS.

While your kitty is super cute and cuddly, we want the buyers to not even believe animals live there. Move the kitty liter box to a closed space and keep it clean! If your house has a faint odor of wet dog, cause the pup was playing in the water the past weekend, make sure you have air fresheners to control the odor and vacuum regularly. One major turn off for buyers is foul odor in homes.

#6: HAVE MOVING PLANS.

We're not asking you to have a house ready to move into, but we're suggesting that you consider your moving plans prior to putting your house on the market. We have a HOT market right now and homes are selling quickly! We don't want you to get an offer and then have NO idea what your next move in. We can certainly help you find a new home for purchase at the same time we sell your house, we can refer you to a rental agent or if you're planning to move out of the area we absolutely can also refer you to an agent to help you find a home in your new town.
